CONDITIONS The purpose of the inspection is to assess the general condition of the building by undertaking a limited visual inspection of areas which are readily accessible and does not include invasive inspections of any kind. The inspection does not include any areas services or building components that are concealed or closed in behind finished surfaces (such as plumbing, drainage, heating, ventilation, insulation or wiring) or which required moving anything which might impede access or limit visibility (i.e. floor coverings, furniture, appliances, personal property, vehicles, vegetation, debris or soil). The report may not identify all past, present or future defects. Descriptions in this report of systems or appliances relate only to the existence of such things and not the adequacy or life expectancy. Any area, service or building component of any kind not specifically identified in this report as having been inspected is excluded from the scope of the inspection. Our field of expertise is in Building Construction. This property report does not include an assessment of structural adequacy, electrical, plumbing or gas piping and fitting, home heating or other specialist trades, as our consultants are not qualified for this, however we can arrange for these areas to be inspected by those people whose qualifications enable them to do so. Any concerns seen by our consultants will be brought to your attention. As the property is likely to have been inspected by Council inspectors throughout the construction process, Property Advice accepts no liability for any covered over or concealed work. "Leaky house syndrome" issues for example may require more thorough invasive inspection than is generally within the scope of this report. We therefore do not assess compliance with the NZ Building Code including the Code's weather-tightness requirements, or structural aspects. Whilst every effort is made to be thorough, time/cost limitations preclude inspection of the function of every window, heating appliance, alarm systems, general household appliances etc. This report does include information held at the District Council and covers information available to us through viewing the Building file on this property. No Title search has been undertaken by this company, therefore services easements and boundary positions have not been established. As is reflected in the relatively low cost of this report, Property Advice Inspection Services Ltd. does not accept any responsibility or liability for any direct, indirect, incidental, consequential, special, exemplary or punitive damage, or any loss of profit, income or any intangible losses, or any claims, costs, expenses, or damage, whether in contract, tort (including negligence), equity or otherwise, arising directly or indirectly out of; relating to or connected with the use of this report, or your reliance on information contained within it. This report is for the sole use of the client commissioning it and may not be used for reliance by others without our written permission. PAYMENT TERMS Payment for this report is due within seven days of receipt of account. The liability of Property Advice Inspection Service Ltd for exclusions or omissions in this report is limited to the cost of the report. Payment of this report is deemed to be an acceptance of our terms and conditions.
